8 Tips to Sell Your Home Quickly

Once a seller has listed their home, one of the most common questions a realtor receives is “How Can I Sell My Home Quickly?” Lewith & Freeman has been selling houses in Northeastern PA since 1921. That experience has taught us what buyers are looking for and how sellers can prepare their home for sale as soon as possible.

Here 8 tips to follow if you want to your home to sell as quickly as possible, sourced from the top selling agents in our Dallas, PA, Kingston, PA, Clarks Summit, PA, Hazleton, PA and Mountain Top, PA offices.

1- First impressions are important.

Make sure your home has some curb appeal. Walk out to the street in front of your home for sale and study it to find where you can improve. Does the yard need maintenance? Maybe the shutters need to be painted. If you put energy into cleaning up the outside of your house, buyers will be more likely to tour the inside. – Judy Rice

2- Keep up appearances.

Buyers see more than you think they do. You don’t want them noticing a spot on the kitchen floor or dusty shelves. Make it easier for them to imagine living there by keeping the interior clean and up to date. – Lisa Joseph

3- Be your own influencer.

Influencer marketing has been a buzz word in the industry for the last few years. Sharing your home to your network and connections on each social channel will increase activity on your listings organically. – Tracy Zarola

4-Make your home camera ready.

Your realtor will likely hire a professional photographer to take your listing photos for you. Make sure your home is camera ready by putting away as much as possible, even if that means moving furniture to a garage or throwing that laundry basket in the trunk of your car. A professional photographer can also use their wide-angle lenses to fit entire rooms in the photos. These photos are used in the marketing of your home in both print and digital. 5- Offer incentives.

Some sellers will offer a credit for specific improvements or they could offer furniture or appliances with the home to sell their listing faster. Often a buyer is looking to move quickly and offering these perks can help set your home apart from the competition. – Joan Matusiak

6- Find the right price.

To sell your home quickly, the asking price needs to be competitive when compared to the market and pass bank appraisal conditions. At Lewith & Freeman, we take pricing very seriously. 7- Hire a real estate agent.

The National Association of Realtors (NAR) reports that 89% of home sellers use a real estate agent to list their home and that agented homes sold for a median 98% of the final listing price. The NAR reported that in 2016, recent homes sold were on the market for an average of four weeks or less. Research consistently shows that For Sale by Owner (FSBO) homes result in a lower final listing price, and more time on the market. 8- Declutter and Depersonalize.

Make sure to declutter and depersonalize your house for sale. Removing personal photographs, memorabilia, and art work will allow the prospective buyers to imagine themselves living in your house. Simplify and neutralize your home as if it were a model, because that’s what it should be when it’s on the market. – David Fritz
