Regularly maintaining your real estate property can help retain the value of your house. A few quick fixes before selling a home are essential before placing your home on the market. With a little bit of repair, along with renovation and presentation, you can get the highest price for your listing when it’s time to sell.

We asked some Lewith & Freeman agents for their recommendations on how you can prepare your home to sell. Here are our top 8 home maintenance tips for home sellers in northeastern PA:

1. Examine Your Exterior

The exterior of your house for sale is the first thing buyers will see, so make sure it looks good. Remove any wood rot, apply a fresh coat of paint, and check for any cracks or chips in the foundation. Other quick exterior fixes include resurfacing an asphalt driveway, caulking windows and doors, and fixing or painting a fence. Try to get these small things patched up now, so you can sell easier later.

2. Clear Your Gutters

Overflowing gutters can damage your home’s foundation and can eventually lead to drainage issues. Excess water near the foundation can cause a whole host of issues. Take care to, regularly clear leaves and debris from your gutters. Putting off this maintenance task can really cost you down the line.

3. Avoid Over-customizing

Buyers want the experience of enjoying a home’s potential. An easy renovation is simply removing the odd or unusual fixtures that you have installed over time. The positive impact of these easy changes can be found immediately when a buyer can view themselves in your home.

4. HVAC Maintenance

If you have your HVAC serviced periodically, it will run more efficiently and have an extended life. If any components are on their last leg, consider replacing them, as these items could factor into the buyer’s decision. Preventative maintenance can help you avoid costly issues and challenges when it comes time to sell.

5. Test Those Detectors

Every home should have working smoke detectors. An additional safety precaution is installing carbon monoxide detectors. If you are planning to sell your home in the future, you should know that an inspector is going to look at whether or not these detectors are functioning and placed in appropriate locations around the house. For these reasons, you should test your smoke and carbon monoxide detectors twice a year. Batteries should be regularly replaced to ensure these devices will operate properly in an emergency.

6. Wash Your Windows

Once you put your home on the market, potential buyers will be touring your listing regularly. Because of this, the windows need to be sparkling clean 24/7. Nothing is more of a turn-off than dingy, dirty windows. And since natural light is such a big item on a buyer’s checklist, you’ll want to make sure as much of it gets in as possible. 7. Bathroom Makeover

When buyers come to look at your listing, your bathroom should be clean, and everything should be working. If your bathroom has a worn-out shower curtain or a leaky faucet, make updates and repairs to those problem areas. Cleaning up grout, replacing missing tiles, and putting in new light bulbs is recommended if you want your bathroom to look shiny and new.

8. Create an Entrance

You want to create an experience for your buyer from the outside in, especially as they enter your home. Make sure that the front door area is clear, fresh, and clean. Paint and powerwash as necessary to create a wonderful first impression.
